Enregistrement des transactions immobilières

Property in Spain can be bought by both residents and non-residents, all have equal rights in this respect. The list of properties to choose from is huge, that’s why it’s so important to select the right property that fits all client’s requirements and preferences.

Property transaction steps:

  1. Choosing a property is the most important starting step. VYM Canarias team will help you to choose the best option that will include all your preferences.
  2. Reserve the property – this is done once you’ve chosen your ideal home, by means of signing a private contract that reserves your right to a purchase, and paying a reservation deposit that later will be deducted from the purchase price.
  3. Open a Spanish bank account
  4. Obtain an NIE number. This is done in the local police station.
  5. Sign a deed at the notary – the deed is signed by both the seller and buyer before the Notary. The keys are usually handed over at the moment of deed signature. Once the sale and purchase contract is signed, the Notary sends a fax to the Property Register informing it of the transaction.
  6. Change all utility bills and taxes into the new owner’s name
